About me

I'm Justin Liva. I've been a real estate investor in New Jersey since 2007.

Who I am

My first deal was a rental condo in Hoboken in 2007. My family has been in commercial real estate for decades, and I helped manage it. Since then I've done many deals and flips.

I grew up in Bergen County, and I've lived in Hoboken for about 20 years.

In New Jersey, I buy houses through Mojo House Buyers. I also run the Liva Holdings buyers list for investors nationwide.

Why I built this site

Most companies that buy houses make one kind of offer: cash. If you owe close to what the house is worth, a cash offer often can't cover the loan, and the conversation ends there.

I can buy a house five different ways, and I use whichever one makes the deal work. So when someone is behind on their mortgage, I want them to see every way out in one place, including the options their lender offers. Sometimes one of those is the better path, and you should know about it.

I never charge homeowners anything. Not for a conversation, not for an offer, and not for looking at your situation.

The five ways I can buy

Appraize

I'm a working real estate investor in New Jersey. On every property, I wanted to see all the ways the deal could work before I made an offer. Most tools make you pick a strategy first, so I built the tool I wanted.

Real estate deal analysis across all 8 exit strategies

Enter any US address and Appraize models all 8 exit strategies: wholesale, fix and flip, BRRRR, buy and hold, subject-to, seller finance, lease option and novation. Comps from real MLS data, ARV, a repair estimate and a max offer for each.
